In Memory of A. David
Lantz, Jr.
President, Esperanza Estates Homeowners Association- By Rod Pearson
In lieu of the usual
column by our association President, the Board has asked me to write an
article about Dave Lantz. I am honored to have been asked.
A. David Lantz, Jr.
passed away on June 15, 2003. Born in Ohio, he received his electrical
engineering degree from Purdue University, and spent his pre-retirement
years as a development engineer, and later plant manager with the same
employer, Ohio Brass Company.
Dave is survived by
his lovely wife, Patsy, 1 son, 2 daughters and 6 grandchildren. He and
Patsy moved to Esperanza Estates in 1988. Dave began his service as a
Board member in March of 2000, and served as a member of various committees.
In 2001, Dave assumed
the duties and responsibilities as our President, and continued to serve
in that capacity until his death. During his tenure, he was responsible
for forming the Neighborhood Relations Committee; he implemented a procedure
to monitor CC&R infractions; he created a Long Range Planning Committee;
and he coordinated the restoration of our pool decking and tennis courts.
Dave spent a great
deal of his own time dealing with various concerns of our residents about
Board decisions, and implemented a number of good management practices
for Board operations. He undertook the re-writing and updating of our
CC&R's, which were badly in need of modernization, and saw them through
to adoption by vote of EE owners.
He had a special talent
for recognizing the strengths of the various Board members, and delegating
responsibilities accordingly. He had a "vision" for Esperanza Estates,
and worked constantly toward its implementation.
When I first moved
to Green Valley, Dave was described by a fellow resident as a "no-nonsense"
President. I would later find out what he meant. Dave was one of the best
at conducting orderly, informative, and short Board meetings. He was adept
at handling any matter that might arise.
I had many occasions
to work with Dave Lantz in his capacity as President. Last year, Dave
made a personal visit to my home and encouraged me to consider filling
a then vacant position on the Board. While I respectfully declined, I
felt privileged to have been asked. I offered to work with him, not as
a Board member, but as one of our many volunteer residents.
I grew to admire his
dedication and the amount of personal time he devoted to the betterment
of our neighborhood. Dave and I were not always in agreement on all issues,
but we were able to discuss our differences in a gentlemanly fashion,
and remain friends. Our relationship will always mean a lot to me.
I already miss Dave
Lantz. I miss seeing him making his daily "rounds" of the neighborhood.
I miss his presence at the Board meetings. Most of all, I miss my fellow
neighbor and friend.

Common Area Maintenance

The annual trimming
of our common area palm trees has begun. For the past 3 years the Association
has employed Rob McCord, of Trimming, etc. for this purpose. His work
has been very good, and he is licensed and insured. We have about 55 tall
palms in our common areas which Rob trims. His rate is $34 per tree, only
a slight increase from prior years, and based largely on increased dump
fees. Rob has agreed again this year to extend this same rate to private
palms in our subdivision, based on one years growth, and assuming
the tree has no special problems. This price includes cleanup and the
hauling away of cut materials. His cell number is 869-9472. If you have
a palm in need of trimming, please give him a call ASAP, so he can get
you scheduled while he is working in Esperanza Estates. Please remember,
the CC&Rs of Esperanza Estates require palms visible from the street
to be neatly trimmed.
Phil Hopkins is due
our thanks for his agreement to donate a bench in memory of his late wife.
The bench will be placed in one of the common areas on Circulo del Norte.
Some extensive realignment
and excavation work has been completed on the upper portions of Bridge
Park wash. This channel, which drains most of Esperanza Estates, has been
widened substantially and partially rip-rapped with concrete block and
rubble. In addition, a large dry well has been constructed in the wash
and filled with approximately 15 cubic yards of large rock. This work
is part of a long term effort to control erosion in the wash and to try
and reduce the amount of water and sand flowing onto Portillo after the
monsoonal rains. The longer term plan is to continue the rip-rap work
along the wash banks and to line the bottom of the wash with stone. The
Board has agreed that lining the bottom of the wash to the point of the
newly constructed dry well is a high priority item before the beginning
of the monsoon season this year, and has authorized proceeding on this
matter. It is believed this is necessary to protect the work that has
been done so far. If effective, additional dry wells will be constructed
in the wash bottom, to absorb as much of the run- off as possible. It
has been decided to investigate the use of a gunite type product on the
wash walls, as it would likely prove considerably less expensive than
hand-placed rock. Also, several older dry wells along the south border
of the wash have been rebuilt and cleaned out. These are intended to keep
water out of the wash, allowing it to percolate into the ground instead.
Most of the work mentioned has been completed by Robert Frost and Tom
Cooke, under the supervision and help of Board Member Ken Miller. Ken
did much of the labor by hand, and was able to accomplish the balance
by employing a back-hoe, at a very favorable rate. The rip-rap used was
partially broken concrete donated by subdivision residents who were removing
it from their properties, and partial concrete block already owned by
the Association left over from the Arroyo Nine project. The work on this
project is impressive and residents are invited to come and have a look.
It can be viewed from the Nature Trail.
As the Board does not
meet during July or August, this will be the last common area report until
September. However, work on the common areas does not stop over the summer,
and so we ask that you please continue to report problems you may observe
to me, at 399-0455. We can usually address them in a week.
Board Reorganization
Following the untimely
death of President Dave Lantz, Ben Sheffield has been elected President
of the Board. Robert Frost will act as temporary Board Secretary until
the office is filled on a permanent basis this fall. The balance of the
Board officers will remain the same. Please call Norma Stanley, Vice-President,
in the absence of Ben Sheffield.
Concerned Volunteers
Report
Joan Zebroski has agreed
to assume the role of co-chairperson of the Esperanza Estates Volunteers.
Joan has been active with the Volunteers for years and her agreement to
assist in leading the Volunteers is highly welcomed.
Neighborhood Watch

The Neighborhood Watch
is moving right along. We, at this point, are working on welcoming new
residents and supplying them with our "Newcomers Package." We are also
explaining the benefits of participating in the Watch program.
It is not always easy
to catch new people at home, so if you have been missed, please give me
a call at 399-0455 and we will get the information and packet to you.
Recreational Facilities

As most of you know,
it is our members who help test our pool and keep it clean. I am asking
for your help and consideration in replacing lounges and chairs to their
original spot. After using showers, please mop up. Please inform guests
and/or renters of the above.

150 of your wonderful recipes to complete it.

to the EE Volunteers.

a bus tour to Mexico for interested neighbors, come the fall.

Facilities Long Range
Planning - by Robert Frost, Chair
John McLaughlin made
a swimming pool solar heating presentation at the Board meeting. Two solar
companies have provided estimates for an installed system. A third estimate
has been requested as well. Estimates of projected cost-savings have been
requested by Scottie Blum to enable a comparison of the systems.
It is requested that,
in the fall, proposals be provided to long-range capital expenditures.
These will be considered for budgeting for the coming years.
